The unified property tax (predial) is an annual municipal tax on real estate. Each Sabana town (Chía, Cajicá, Cota, Sopó, Tocancipá and La Calera) sets its own rate and calendar by ordinance, so dates and percentages change every year.
Most towns offer an early-payment discount in the first months of the year. The amount depends on the cadastral value and the property's use.
